Most home loan delays come from incomplete paperwork. Lenders assess both you and the property, so you need two sets of home loan documents: your own, and the property’s.
This checklist covers what lenders usually ask for. Each lender has its own list, so confirm with yours before applying.
Your documents
Identity and address (KYC)
- ID proof and address proof.
- PAN card.
- Recent photographs.
Income proof — salaried
- Recent salary slips.
- Form 16 and/or income tax returns.
- Bank statements showing salary credits.
Income proof — self-employed
- Income tax returns with computation of income.
- Business financial statements, as the lender requires.
- Business and personal bank statements.
- Proof that the business exists, such as registration documents.
Existing loans
Details of any current loans or EMIs, as they affect how much you can borrow.
Property documents
- Agreement to sell or allotment letter.
- Title documents and chain of previous documents.
- Approved plan and NOCs, where applicable.

How the home loan process works
- Check eligibility with one or more lenders.
- Apply with your documents.
- Assessment: the lender verifies your income and credit profile.
- Property checks: the lender carries out legal and technical verification of the property.
- Sanction: if approved, the lender issues a sanction letter with the amount and terms.
- Disbursement: funds are released as per the purchase or payment schedule.
Before you sign
- Compare interest rates, processing fees and other charges.
- Understand whether the rate is fixed or floating.
- Read the sanction letter and loan agreement carefully.
Loan approval, amount, interest rate and timelines are decided by the lender. No one else can guarantee them.
Common reasons home loan applications get delayed
- Missing or unsigned home loan documents.
- Names or addresses that don’t match across documents.
- Property papers with gaps in the chain of ownership.
- Income that is hard to verify, such as cash income without returns.
- Changing the property after the loan is sanctioned.
Keeping your home loan documents complete and consistent from the start is the simplest way to avoid back-and-forth with the lender.
